Step-by-Step Construction
Watching your home take shape is one of the most exciting parts of purchasing a new home. Sterling's construction team works together from the earliest stages to oversee each new phase of construction.
Your home is built in sequential order so that we can schedule subcontractors efficiently. Sometimes, you may notice that there is a great deal of work going on all at once - carpenters, electricians, and others may be busy on your home. Other times, there is little activity, probably because one subcontractor finished ahead of schedule and the next sub-contractor is not scheduled to begin work yet.
It is extremely important that all colour selections, changes or modifications you wish to make are made prior to blue prints signed and accepted stage. This ensures our trades have correct plans and sufficient lead times for delivery of the various products that go into your new home.
PHASE I
- Mortgage Approval
- Blueprints Signed & Accepted
- Selection of Colours
- Architectural Approval
- Building Permit
PHASE II
- Staking of site
- Excavation
- Pouring of footings
- Forming and pouring of basement walls
- Installation of drain tile and basement damp proofing
- Backfilling
- Installation of service lines to property lines
PHASE III
- Framing of home
- You'll receive a target completion date letter
- Roofing
- Roughing in for electrical, plumbing, fireplace, and heating
- Installation of gas line
- Inspection by city for framing, electrical, plumbing, and preliminary heating
- Installation of insulation
- Insulation inspection by city
- Exterior siding, etc
PHASE IV
- Drywall and taping
- Texturing of ceiling
- You'll receive a letter confirming actual possession date at this stage
- Installation of cabinets and interior woodwork
- Painting
- Installation of electrical fixtures
- Laying of flooring materials
- Finish carpentry of interior
- Carpeting
- Painting, final touch-up
- Final cleaning
- Rough grading, drives and walks subject to weather conditions
- Sterling quality control inspection
- Superintendent contacts client to arrange a pre-occupancy inspection
- Your home is ready for occupancy
- Upon completion of legal documents, an appointment is set at our office for the official turn over of keys
