Not every home buyer’s needs are the same, and so neither should every home be. Having a choice when selecting your perfect home empowers you to make the right decision for your needs, your wishes, and your budget.

So what sort of choice will you have with Sterling Homes? In addition to a wide variety of communities to choose from in all areas of the city, we’ve streamlined our homes into two options: Evolve and Advantage.

We’ve created these options to make your decisions about buying a home simpler. It doesn’t mean there’s less choice for you…  rather the opposite! We’ve created these lines to meet your needs in a much more specific way.

So what’s the difference?

Budget Conscious 

Our Evolve homes are specifically designed with consideration for both budget and time. In select communities, we have crafted a collection of front attached and laned homes that are constructed in groups of five or six to reduce overall construction costs. These homes are single-family models, so even though we’re building them all at once, they don’t share any walls.

These homes are also crafted with pre-selected, high-quality finishes arranged by our in-house interior designers. Because we can order these materials in larger quantities and earlier in the build, this is another area we save on costs.

As a result of the savings on construction costs, we can save you money on the price of the home. With a lower purchase price for this style of home, you have more options in terms of what you can buy within your price range.

Our Advantage homes are built on an individual basis. In the buying process for this type of home, you’ll select your preferred lot in your ideal community, choose your favourite floor plan, and book an appointment at our designQ centre to make your finishing and colour selections.

Because this process is more in-depth and individual to each buyer, in addition to  select upgraded building materials used for construction, the starting home price is at a higher price point than the same of our Evolve homes.

Build Time

As our Evolve homes are generally constructed in batches of five or six homes at a time, the construction time of your new home is reduced. With a more efficient process in place for this style of home, you can anticipate a quicker move-in date. 

Because we are confident you will like our selection of home designs we have available, we like to get a head start and begin constructing homes before we know the buyer! What does this mean? Many Evolve homes are available for immediate possession or are ready in less than three months, so you may find your ideal new home just waiting for you to move in!

Our Advantage homes will naturally take a bit more time to build. Since they are generally made-to-order, the process itself is more detailed. You’ll be more involved in decisions about your floor plan, your finishes, and you’ll have an opportunity for three walk-throughs during the construction of your home

The build time on an Advantage home is typically anywhere from nine months to a year depending on its complexity and size.

As we mentioned earlier, our Evolve homes are designed with pre-selected finishes and colours. What does this mean? We’ve created four designer interiors colour palettes for homebuyers to choose from, so you can have a home that looks amazing and works within your budget. Every element of our professionally designed colour boards was curated to create homes and interiors that stand out and impress.

If attending a design centre appointment is a little daunting for you (after all, there are a lot of choices!) this style of home may be well suited to you.

We finish these homes in high quality, desirable materials such as quartz countertops and vinyl plank flooring, so you don’t have to worry about upgrading. However, if you do want to add a little something extra, you can choose the upgraded finishing package.

If you prefer to buy your ideal floor plan and select your own specific finishes and colours, our Advantage homes are the perfect choice for you. With this style of home, you’ll have the opportunity to visit our design centre where you’ll work with an in-house interior designer to make your selections and design your best home.
