There are closets at the front door for your guests and at the back door for the family. The expertly designed kitchen gives you plenty of counter space for cooking and cabinetry for storage. Quartz countertops and a quartz backsplash give the home a modern feel. Without an island taking up space in the middle, it has a more spacious feel. And the half bathroom on this floor is larger than the half baths in some of our other models. You won’t feel cramped in at all.

A dining nook and great room round out the rooms on this floor. With 8’ ceilings, large picture windows at the front of the home, and an open-concept design, you’ll love how airy it feels. You can just picture your family hanging out in this space throughout the year.

As with any traditional home, we’ve placed the bedrooms upstairs. All three share a bathroom that’s centrally located, so everyone can easily take advantage. The two secondary bedrooms have space-saving bi-fold doors on the closets, and windows that brighten the space up with natural light. Your master suite sits at the front of the home with large windows, so it can get a lot of natural light as well. The price of a home with Sterling Homes encompasses the home itself, the lot the home is built on, the GST, an appliance package, and enrollment in the Alberta New Home Warranty Program.

All Sterling homes are covered by the Alberta New Home Warranty Program (ANHWP).Under the ANHWP, your home is covered for one year on materials (the flooring, fixtures, baseboards etc.), two years on the heating, plumbing and electrical systems, five years on building envelope (the roof and exterior walls) and ten years on all the structural components.

The minimum amount you can put down is 5% of the home’s value, as long as the home costs $500,000 or less. If the cost of the home is over $500,000, the minimum you’ll need to pay is 5% on the first $500,000 and 10% on the remaining balance.
So for example, if your home costs $600,000 the minimum down payment would be:

5% of $500,00 = $25,000
10% of $100,000 = $10,000
Total minimum down payment = $35,000
