The Summer  “Bring back the natural light”.  Most starter homes that are built on smaller lots have restricted ability to have side windows to bring in natural light.  We have solved this by adjusting the design to allow light to stream through the middle of the home on the main and upper floors.  Also this home is designed for today’s living arrangements with multiple possible “work from home” spaces

Luxury Vinyl Plank Flooring throughout the main floor. Inviting foyer with convenient large walk-in coat closet leads to cozy great room with lots of natural light through the large front window. Progressing down the hallway from the great room is a ½ bath and then on to the open concept sitting room with three 24”x24” windows, nook and kitchen. The highly functional kitchen has quartz counter-tops (throughout home), 4" quartz backsplash, an island with a flush eating ledge, a Silgrante sink, Moen “Indie” chrome pull down faucet and plenty of Thermofoil cabinets with 30” uppers and soft close doors and drawers.  There is a spacious corner panty, an over the range microwave and track and SLD recessed lighting. At the rear of the home you have another walk-in closet and the nook that has large windows and a rear entry garden door looking out into the back yard that is surprisingly spacious. This home comes with a parking pad (with an option for a detached two-car garage). The upper floor has bonus room, a bright primary suite with a walk-in closet and a 4-piece ensuite with double sinks and a tub/shower combo, a main 3-piece bath, a laundry room and comfortable second and third bedrooms with plenty of closet space. At Sterling Homes, we strongly believe in building homes that are not only beautiful and comfortable but are also environmentally friendly and sustainable. BUILT GREEN® Canada is a national non-profit industry-driven organization that promotes, encourages, and supports the construction of environmentally responsible homes. Every single home Sterling builds is certified BUILT GREEN®, and is then tiered within their program. Homes certified BUILT GREEN® Gold or Platinum qualify for a 25% mortgage insurance rebate.

The price of a home with Sterling Homes encompasses the home itself, the lot the home is built on, the GST, an appliance package, and enrollment in the Alberta New Home Warranty Program.

All Sterling homes are covered by the Alberta New Home Warranty Program (ANHWP).Under the ANHWP, your home is covered for one year on materials (the flooring, fixtures, baseboards etc.), two years on the heating, plumbing and electrical systems, five years on building envelope (the roof and exterior walls) and ten years on all the structural components.

The minimum amount you can put down is 5% of the home’s value, as long as the home costs $500,000 or less. If the cost of the home is over $500,000, the minimum you’ll need to pay is 5% on the first $500,000 and 10% on the remaining balance.
So for example, if your home costs $600,000 the minimum down payment would be:

5% of $500,00 = $25,000
10% of $100,000 = $10,000
Total minimum down payment = $35,000
