Sign your purchase agreement
Review and sign the purchase agreement with your New Home Advisor. We’ve implemented digital document signing with DocuSign so that paperwork can be processed safely and securely.
Personalize your home
Work with DesignQ to customize your home. We offer extensive personalization options to make your home truly yours. For those purchasing pre-construction homes or homes early in the construction process, our dedicated design center, DesignQ, provides the perfect opportunity to customize your home to your exact tastes. From cabinet selections and flooring to finishes and more, our experts at DesignQ will guide you through the process of creating a home that reflects your unique style and preferences.
Build & Construction
This is where Sterling gets to work. This is mostly efforts on our end but we will provide regular updates and check-ins.
Progress check-ins
Your New Home Advisor will be in regular contact to review progress on your new home, schedule walkthroughs, and send video updates after construction milestones are reached. You will also get access to myHOMEbase where you can check for regular updates.
Pre-Construction
The pre-construction phase is the first step of our building process. During this stage, we’ll review your plans and begin to develop a detailed timeline for construction. We will also discuss any permits or inspections that may be required and arrange them on your behalf.
Foundation
The foundation phase is the next stage of the building process. During this phase, we’ll begin preparing the property for construction by excavating and levelling the soil. We’ll also install any necessary drainage systems before laying down a concrete slab on which to build your new home.
Framing
The framing phase is when we start to put the pieces of your home together. We’ll begin erecting the walls, roof, and floor joists according to plan before installing any necessary insulation.
Insulation
Next, we’ll begin insulating your home. We use only the highest quality materials to ensure that your home is energy-efficient and comfortable all year round.
Rough-in Walkthrough
Once your home is at the rough-in stage, our sales team can take you on a tour of your home-in-progress. During this time, you can review the progress and make any necessary changes to ensure that everything is perfect for when your dream home is complete.
Texture / Painting Phase
Once your home is fully insulated, we’ll move into the texture and painting phase. During this stage, we’ll apply drywall to walls and ceilings before sanding them down for a smooth finish. We’ll then paint your home according to your desired colour scheme.
Cleaning Your Home
Once all the construction work is complete, we’ll go through a thorough cleaning process to prepare your home for move-in. We’ll remove any debris and dust from the construction site, ensuring that your new home is ready for you to enjoy.
Move in and enjoy
The home is now yours, you and your family can move in! We help with many additional aspected post-possession as well.
Homeowners Orientation
About 1-2 weeks before you take possession, we will provide you with an orientation to review the systems in your home and answer any questions you may have. During this time, we’ll show you how to operate any appliances that are included with your purchase, as well as other features such as security systems or HVAC systems.
Taking Possession
The last step in the building process is taking possession of your new home! We’ll go over all the paperwork and documentation you need to sign to officially take possession, and then you can move into your dream home. Your site superintendent and new home advisor will introduce you to your new home before moving in!
Post-Possession
We are there for you even after you take possession. Your new home advisor can answer any questions that may come up, and any warranty requests can be submitted to serviceQ via your myHOMEbase.
