Sterling Homes is celebrating 75 years of building in Edmonton—and we’re marking the milestone with our biggest referral bonus ever. For a limited time, when you refer someone who purchases a qualifying Sterling home, you’ll receive $3,750, and they’ll receive $3,750 off their home purchase. It’s a simple, rewarding way to share the excitement of homeownership with friends, family, coworkers, or anyone looking for a new home.
How the $7,500 Referral Program Works
Here’s how the referral reward is split:
- $3,750 to the Referrer
Paid approximately one month after the buyer’s possession date. - $3,750 to the Buyer
Applied as a credit off the purchase price of their new Sterling home. - This equals $7,500 total—a special anniversary offer above our standard $2,000 referral bonus.

How to Make a Referral
Referring someone is easy:
- Submit their name and contact information through our referral form.
- We’ll connect with them and help them find the right home.
- If they purchase a qualifying home, you’ll both receive your referral rewards.

*Conditions apply. Referral must be submitted and registered prior to the referred buyer entering into a purchase agreement with Sterling Homes. Offer is valid on qualifying new home purchases only (As of March 10, 2026) and is not available to buyers already under contract or in possession of a Sterling home. This promotion cannot be combined with any other referral offer, including Realtor‑represented referrals.
The $7,500 referral bonus is split as follows: $3,750 payable to the referrer approximately one month after the buyer’s possession date, and $3,750 applied as a credit toward the buyer’s purchase price. Both referrer and buyer must meet all program requirements to be eligible.
