The below timelines are estimates and consist of construction averages.



We have over 200 inventory homes at various stages of construction. If you would like to know the construction status for a specific home, please refer to our individual listing pages where we provide status updates and estimated completion dates for each home. Build times can vary due to circumstances that we can’t always control. Usually this just means unexpected weather, although sometimes unexpected events can affect our build times, such as the current COVID-19 pandemic.

As part of our process, Sterling provides customers a target letter that is sent out once our construction team starts rough-ins. This letter will provide a more accurate timeline for when the home will arrive to completion.

BUILT GREEN® Canada is a national non-profit industry-driven organization that endorses homes constructed with sustainability and efficiency in mind. When choosing a certified BUILT GREEN® home by Sterling Homes, you are selecting a living space meticulously crafted to conserve energy and water, improve indoor air quality, and reduce your carbon footprint. The benefits are multifaceted: not only do these homes offer significant monthly utility savings, with potential savings of over $200 annually through features like airtight construction and Energy Star appliances, but they also result in a higher resale value and eligibility for lucrative mortgage rebates. When purchasing a home certified at the Gold or Platinum level, buyers qualify for a 25% CHMC rebate through the federal government's Eco Plus Program. Because the fence is a shared item, we don’t feel that it’s fair to put the cost of it entirely on you. Therefore, the fence is not included with the price of the home to allow you to share the cost with your neighbour. NO, we believe it’s best you share this project and cost with your neighbour instead of you footing the bill completely.

Average Cost to Install Fencing:
We are not fence contractors, but to give you an idea, a 6 Foot Board Fence will typically start from $40-50/linear foot, which generally includes 4 x 4 posts. There isn't a uniform price when it comes to the cost of fence installation.There are a lot of fence features that can influence the cost of a fence, which includes:
  1. The Size of Your Yard: Large yards require more materials and incur more labor costs than smaller yards.
  2. Materials: Fencing is available in a variety of materials. Here's a list of the most commonly used types. - Pressure Treated Wood - Chain Link Fencing - Composite Material Fencing - Vinyl Fencing
  3. Style: The fencing style you choose will impact your overall installation cost. Wood picket fences, for example, involve more time and require more care to install correctly. Additionally special features, like a lattice top, will also impact overall installation costs.
  4. Labour Certain areas, such as hilly spaces, may require additional labour time, raising the cost.
  5. Gates: Single, double, sliding and customized gates
  6. Property considerations
Absolutely! All of the prices you see on our website include not only the lot, but also the net GST you’ll pay so you know there’ll be no hidden surprises once you decide to buy.

YES - Land included! All of the prices you see online include the price of the lot, and NET GST.
You can put as little as 5% down. If the home costs more than $500,000, the minimum you’ll need to pay would be 5% of the home’s value on the first $500,000 and 10% of whatever balance is remaining. Programs That Can Help You Out:

Usually, the down payment is due at the time you remove conditions on your home sale. The amount that’s due can vary, but is generally anywhere from 5%-20% of the value of the home. Depending on the conditions of the sale, we’re sometimes able to offer payment plans on the down payment.
When you buy an Evolve model you can feel comfortable that we have accounted for every nail, board and piece of trim. In turn, we confidently quote our prices and are upfront about clearly explaining expenses to homeowners - there’s no need for promotions or discounts. Other builders need to offer constant promotions and discounts to attract customers. At Sterling Homes, we believe in giving you our very best price first. We understand that your new home is likely the biggest investment in your future you will ever make. We want to give you the confidence that you’re getting the best value for your home buying dollar. As Alberta’s top home builder, we use our buying power to negotiate with our trades and suppliers and get the lowest price for the best quality materials and finishings for your new home.
Sterling Homes pays the Realtors a co-broke fee for service. Co-broking is a service that was set up so that the Realtor community and the Builder community can work in tandem to help buyers find the best home for you. Are There Any Advantages in Not Using a Realtor to Purchase Our New Home? No!

Sterling Homes does not have a “Two tiered Pricing” policy. So whether you use a realtor or not, Sterling Homes sells the home at the same price. This is because Sterling Homes assumes that a portion of all new homes sold in each community will be Realtor assisted and build money into our marketing budget for the referral commission.
If you are working with a realtor, make sure to bring the realtor with you on your first visit or have them register you online before coming into one of our show homes. Click here for Online Registration

If you enter a show home without your realtor on your first visit, you waive your right to have a realtor’s representation and help in your new home purchase.

When you have a Realtor representing you, make sure you have a written agreement with your realtor (Buyer/Broker Agreements). These agreements were made mandatory in July 2014, and have been required from that time to the present. This agreement outlines several things, including the commissions.

Sterling Homes pays a commission to your realtor (brokerage). This means there is no money directly out of your pocket. Discuss the commissions upfront with your realtor and have a written agreement in place that clearly outlines these commissions.
Properties that are showing a completion date longer than 120 days will require a draw mortgage. Unless the property already has a builder spec mortgage, your mortgage will be setup as a Draw Mortgage. Depending on the lender, an advantage of a Draw mortgage is you lock your interest rate in sooner. In an increasing rate environment, this can be a big advantage, and can protect you from rate increases during the construction of your new home .

For those who prefer to not start with a completely clean slate for their yard once they move in, extra landscaping services are available.

What is the cost of landscaping? It depends. What influences the price of landscaping on a home?

  • Lot Size
  • Lot Style (Pie, Regular, etc.)
  • Lot Location (Corner Lot, Regular Lot)
  • Developer Requirements (how many trees, shrubs, etc. required
Because of this, a cost estimate must be created for each specific lot. However, to simply give you an idea of landscaping cost (without holding us to these prices), we have calculated a few prices for your reference below.

Reminder, this is calculated based on designed master and standard rectangular lot except listed pie lot. These prices includes 1 tree, 6 shrubs with shrub bed, topsoil, sod, coordination fee and final grade certification.

Each model and each elevation may have variations that will influence the price of blinds. Bling pricing will vary based on quality, volume of windows and window sizes. As a results, a cost estimate needs to be completed for each home model. Blind packages include a measure check, delivery and installation.

Roller Blinds: Semi-sheer rollerscreens throughout the home, including ensuites and walk in closets. All bedrooms have blackout rollershades included in the price.
Dual Blinds: Clients have a choice of light filtering or room darkening throughout the home.
With the Evolve product line, our objective as a company is to provide easier access to homeownership, by building homes at a more affordable price.

To achieve our prices and savings we are passing onto buyers, we plan efficient floor plan designs, we purchase materials in bulk for economies of scale, and we simplify the construction process for efficiencies in timeline. However, the downside to the EVOLVE line, is the inability to make changes, such as an upgrading your sink to an under-mount style, as these design decisions are already made.

What you might be thinking is, "but I'm willing to pay for the change!? So why not? I don't want this specific savings". The best answer we can provide is this: if we make changes to one, the systematized approach we use, which includes the construction, building, and purchase processes that have been created to achieve the savings on all of our Evolve homes in Edmonton, then gets disrupted, and the gains are quickly lost.

This is why we try to be as transparent as possible when presenting the Evolve Line... because of its firm process. For customers with upgrade requests, we typically lead them to our Advantage product line, where customers have the ability to make additional design changes to the home. For rear detached garage home products (Laned Homes), we do not allow any changes to be made. For our laned home Evolve product, Sterling provides customers the opportunity to select the interior colour chart, depending on where the home has arrived in it’s construction.

For front attached garage Evolve Homes, it is possible to select your lot, your structural floor plan options, as well as your interior colour chart, depending on where the home is in the construction cycle. We otherwise do not allow any other changes to the home.

The different communities we build in like their houses to look and feel consistent, so we often use different exteriors for our models so they can fit into the community guidelines. The letters next to each model name (eg. Thomas A, Thomas B and so on) are called elevation names, and refer to the exterior design of the home.
