Landscaping season typically begins the week after May-long weekend and ends mid October- when the plant material has shed its leaves or after first heavy snowfall. Sterling Homes completes the rough grade on every lot and ensures it passes, as per municipality standards. Once the rough grade has been completed by the contractors, the average time after inspection for the rough grade approval and rough grade certificate to be received is approximately 20 business days. The Rough Grade Approval and Certificate are sent to the Sterling office and the documents are then uploaded to your homeowner Conasys portal for your access and information. Once received, you are able to begin the process of taking your lot to final grade and complete the landscaping. If Sterling Homes is completing the landscaping, documents will still be uploaded for your information.
Final grade must be completed within one year of rough grade date as per municipality requirements. Landscaping must be completed within 2 growing seasons of possession in order to avoid the risk of forfeiting the landscaping/architecture deposit. Every developer has unique landscaping requirements. Please take a moment to familiarize yourself with the requirements specific to your subdivision. Once landscaping has been completed, follow the prompts below to submit the requested documents specific to your subdivision.
Please be advised that Sterling Homes does not conduct final inspections. Final inspections are done typically once a month by the developer agent. Sterling Homes is only responsible for submitting final inspection requests, and upon developer approval, releasing any applicable deposits back to the homeowner. Full inspection and refund process may take up to 6-8 weeks to complete depending on inspection schedule.
