Shopping for a new home is an exciting time, filled with anticipation and possibilities. While finding exactly the right home for your family’s needs is the main goal, you do need to look at the process overall. One of the key components of the home buying process is making the offer, which means you need a mortgage pre-approval and with that comes the mortgage commitment letter.

A mortgage pre-approval reviews your credit history, credit score, current employment and income, and any outstanding debts you have. At this stage, lenders preliminarily determine your qualification for a loan and the amount you’d qualify for in your current situation. From this, they issue you a mortgage commitment letter.

Let’s find out more about this important document and what part it plays when it comes to buying your new home. Read More

When you buy a brand-new home, the yard is typically unfinished except for the rough grade needed to ensure proper drainage. You may wonder if the home builder is responsible for building a fence along the property line. In most cases, the answer is “no.” Building a fence is a homeowner’s responsibility and is not included in the general construction process of your home.

You as the homeowner are responsible for building the fence on your property after you take possession of the home.

There is an exception, however.

On specific lots bordering a public area such as a park, playground, stormwater pond, or collector roads, the land developer will build the fence along the shared property line. They’ll only build the fence along the shared part of the property line, so you may choose a lot that has a partial fence constructed. You’ll be responsible for completing the fence along your own property lines and those shared with neighbours. There’s no additional cost for the completed portion of the fence; it’s included in the lot price. Read More

While many people love the idea of buying a brand-new home, not everyone loves the idea of waiting several months for the construction process to be completed on a new build. This is where quick possession homes bridge that gap.

Buying a brand-new home comes with many positive benefits. With everything in the home being new, it’ll be a long time before any part of the home needs repairs or heavy maintenance. Since you’re the first owner of the home, there will be no questionable DIY renovations to discover and fix, and everything in and around the home is covered by an extensive warranty program.

All of these benefits apply to new-build quick possession homes too! Read More

While it’s true closed fixed-rate mortgages are most commonly chosen for their predictability, it could be worth your while to check out a convertible mortgage, as it offers some great benefits for many home owners.

A fixed-rate mortgage comes with hefty penalties should you find interest rates have dropped and you wish to refinance your mortgage early, or if you wish to put down a lump sum payment against the principal. Buying a new home is an exciting time. It feels like a fresh start with new spaces to fill and more modern features to enjoy. Choosing the right home, however, means considering your needs both for today and for the future. A home is a major investment and it isn’t intended to be for the short term, but that doesn’t mean the home you choose today will necessarily suit your needs forever.

Ideally, you’ll want to stay in your home for at least three to five years to recuperate the initial purchase price and closing costs. Of course, merely recuperating costs is not the point! You’ll also want to build equity that can help you put a larger down payment on your next house or meet your financial goals. Read More
